4.1 Website Visit Data
When you browse our website, our hosting provider automatically records standard server log data, which may include your IP address, browser type, operating system, pages visited, date and time of access, and the referring URL. This data is used solely for security and technical diagnostics and is not used to identify you personally.
4.2 Contact Form Submissions
When you submit our contact form, we collect: your first and last name, email address, phone number (optional), enquiry type, and any message you choose to include. This data is transmitted via FormSubmit.co (see Section 7) to our email inbox and is used only to respond to your enquiry.
4.3 Cookie Consent Records
When you interact with our cookie consent banner, we record your decision (accepted all / declined all / custom preferences), the timestamp, your IP address, approximate geographic location (country, city), your browser user-agent string, and internet service provider. This log is retained as evidence of consent under GDPR requirements.

7. Data Sharing and Third-Party Processors
We share your data only where necessary and with appropriate safeguards in place. The third parties who may receive your data are:
- FormSubmit.co — a form-handling service that transmits contact form submissions and consent logs to our email. FormSubmit acts as a data processor on our behalf. Data is transmitted over TLS-encrypted connections. For more information, see formsubmit.co/privacy.
- ipapi.is — a geolocation API used at the moment of your cookie consent to retrieve your approximate location (country and city) and ISP, for consent-logging purposes. No personal data is sent to this service; it processes your IP address to return approximate location data. See ipapi.is/privacy.html.
- Google Analytics (if consented) — website analytics service operated by Google Ireland Ltd. Google may transfer data outside the EEA; this is subject to standard contractual clauses. See Google's Privacy Policy.
- Meta (Facebook) Pixel (if consented) — advertising measurement tool operated by Meta Platforms Ireland Ltd. Meta may transfer data outside the EEA under standard contractual clauses. See Meta's Data Policy.
- Mortgage lenders and banking partners — if you proceed to a mortgage application, we will share the personal and financial data necessary to complete your application with the relevant lender(s). We will inform you which lender(s) your data will be shared with before doing so.
- Legal and regulatory authorities — we may disclose data if required to do so by law, court order, or regulatory authority (e.g., AEPD, CNMV, Banco de España).
8. International Data Transfers
Your personal data is stored and processed primarily within the European Economic Area (EEA). Where data is transferred to countries outside the EEA (for example, through Google Analytics or Meta Pixel), such transfers are made subject to appropriate safeguards, including the European Commission's Standard Contractual Clauses (SCCs) as provided for under Article 46(2)(c) GDPR.
9. Data Retention
We retain personal data only for as long as necessary for the purpose for which it was collected, or as required by law:
- Contact form submissions: Retained for up to 24 months from the date of receipt, unless an ongoing client relationship requires longer retention.
- Cookie consent logs: Retained for 36 months as required to evidence compliance with GDPR consent obligations.
- Client mortgage files: Retained for a minimum of 5 years after the end of the client relationship, in accordance with Spanish anti-money laundering (AML) regulations (Ley 10/2010).
- Server logs: Automatically deleted by our hosting provider after 30 days.

- Our website does not store form submissions locally — they are transmitted directly via email.
